Obviously purchasing an office is a more costly proposition in the short term. Due to the number of offices currently being offered for rental both in terms of size and quality this trend seems unlikely to change in the near future.

Seef is currently a great option for companies looking to conduct business in Bahrain.  in particular offices in Almoayyed Tower Bahrain provide world class space with an abundance of options available.  The price range in this area is also diverse with many smaller buildings offering lower price options for smaller companies.   Another over riding factor for many is there are little or no traffic issues at any part of the day.  Overall Seef provides a great solution for many. Price Range: 5.5 BHD to 10 BHD per square meter

It seems for many large companies seeking a presence in Bahrain, Bahrain Financial Harbour has all the answers.  Located adjacent to Bahrain Bay and Manama the towers have fifty two floors each making them the two largest buildings in Bahrain.  It also offers unrivaled options of both fitted and core and shell offices.  The size options also varray greatly with space anywhere between 120 – 700 square meters.  What many companies like about this location is it proximity to the main highway, the ever increasing dining options and the flexibility of the management in providing a space which suits their every need. Price Range: 8 BHD to 10 BHD per square meter

Offices in Bahrain – Manama

Manama provides a number of great buildings for many companies.  These include Bahrain World Trade Center, Al Zamil Tower and the soon to open Al Hedaya Plaza.  Bahrain World Trade Center currently leads the way in terms of offices space which can offer luxury and unrivaled dining and shopping options.  Part of the up market Moda Mall the worlds most iconic luxury brands can be accessed just a few minutes walk for the offices themselves. Price Range: 5 BHD to 10 BHD per square meter

Offices in Bahrain – Diplomatic Area

The Diplomatic Area in Manama is the most built up area in the city and home to Bahrain’s financial hub.  With many highrise towers such as Kanoo, Era Tower and the Diplomatic Commercial Building companies have a great choice of small to medium sized offices.  The area is also attractive due to the number of hotel,s each providing excellent option both for accommodation and dining.  Price Range: 6.5 BHD to 10 BHD per square meter

Price Overview

Since 2008 the rental prices in Bahrain have come down significantly, this is due to a few factors.  Firstly the global financial crisis saw prices fall throughout the GCC and UAE.  The amount of office space available in the city has greatly increased since then thus meaning increased demand between buildings and a decrease in price.  There has also  been an increase in the demand for office space in Dubai as more companies seek to open offices to have a presence in the middle east and in particular the UAE market which has seen significant growth in recent years.

Opportunities for Bahrain 

Bahrain still provides a central hub for many international companies due to it’s central location and close proximity to Saudi Arabia, surrounding GCC countries and neighboring UAE.  Coupled with this, rental costs both for commercial office space and residential are much less than in Dubai, Abu Dhabi or Qatar.  There are currently many large  projects underway throughout Bahrain. These include Diyarr Al Muharraq, Dilmunia Island, Bahrain Bay, Durrat al Bahrain.  Together with the new airport development program worth $1.1 billion dollars Bahrain is going through massive modernisation.  This should see the Kingdown of Bahrain attracting new foreign investment and a large number of new companies seeking to set up their middle eastern operations.
